August 25’ - Listing Spotlight
Its been a while since I’ve seen so few homes listed in August, with only 5 coming on the market this past month. However, we just came off of a month with higher than average numbers of homes listed (July had 21 homes listed).. August has traditionally been a slower month for how fast homes move, primarily as it tends to be a “transition” month in many peoples lives as summer ends, school starts, and rental cycles come to a close. A recent change for the positive in interest rates may change the speed of homes going under contract, especially if that rate continues to move in a positive direction. It’s humourous to me that at the same time last year, there was a sentiment that rates would decrease in September, only for them to go up in a “hold my beer and watch this” manner. Perhaps this year that will change and we won’t see a major spike in homes listed in September. Perfectly fine as a condo in this building goes. It isn’t too high in the building, nor is it a base level, so it doesn’t have a huge wow factor that I’ve found can help to drive sales in this particular complex. This unit faces to the south, which means it would get some natural light, but also faces towards Mulberry st, so there may be a little extra potential for road noise. Either way, these units tend to take a bit longer to go under contract, so there is still time on this one before it makes a price adjustment.

This is the best value we’ve seen in the neighborhood for the past month, and its quick under contract timing are the results of that fact. The house itself is very charming, and there is a ton of space on the back of the lot to either enjoy as a huge yard, or to do an addition or build a garage (or perhaps both?).

It’s always unfortunate to see a home hit the market so shortly after it was last purchased, and this home was last sold in January of this year for $665K. It is a small home that despite showing as 2 bedrooms on paper, probably lives more like a larger 1 bedroom home. The second bedroom is 9X9, which is perfectly functional as an occasional guest space or office, but is likely a bit tight to really function for a small family. I see this as a decent property for an in-law who is moving to town wanting a space to enjoy Old Town while they are in town, but maybe not a full time residence.

Based on previous sales in the neighborhood, this pricing for the size and style of home works on paper. I’ve found that this year has really stacked up competition for homes in this price range, and unfortunately, despite this home being in a sweet little pocket neighborhood of Sylvan Ct, it also is on the corner of Laporte Ave, which adds a bit of road noise to that side of the house and backyard. There definitely looks like there are some upgrades to be made on this home across all levels, which adds to the costs associated with the purchase. I hate to say it, but I see this one following down the path of many of the higher priced homes I’ve seen listed on Laporte Ave this year, and I doubt it gets traction until it gets closer to a million, or maybe even below.

This is a scraped lot with an opportunity to build. I suspect that we will see this property on the market for quite some time, with a new build completion estimated of May of 2026. I think this home will follow a similar path to many of the new builds that I’ve seen listed on Grant and Wood street over the years. A few of those are still actively available even though they have been finished for over a year.
