July 25’ - Listing Spotlight
Here we are more than halfway through the year, and most of the way through the summer and the key headline across the board is mid 6% interest rates and inventory increasing. If we look at the year/year comparison, the number of new Old Town homes listed in July did increase with 14 homes listed last July compared to 21 this July. Of course, as is sometimes the case a few of these “new” listings are just recycled listings from the past month or earlier in the year, or even in this case, one is a commercial property. If we take those homes out of the mix, it puts the amount of newly available inventory at 17, which is much more of a modest increase.
I think more of a headline than how much the month/month inventory has changed is in how much inventory is still active and available in Old Town, with 49 properties active and available at the time of writing. There is actually quite a mix of price, size, and style homes within this number, but the standout to me is the amount of million + dollar homes that are available (16) which is about a third of the overall available inventory! As I’ve written about in the past, Old Town seems to have a hole of inventory between $700K-$950K, especially moderate sized single family homes, which usually fair pretty well once they are listed. In fact, only 1/2 of the inventory currently available is a single family home…and of that half available, only 13 are less than $1.0 Million. I’ve seen a few of the million+ listed price adjust to get closer or even under a million as they search for ready and willing buyers in the market. We will see how the last month of summer goes and if the market shakes loose some activity once school is back in session for the fall.

Pretty much the same pricing as the last property, but this one is one floor lower, 2 bedrooms, 2 bathrooms, and not as nice of finishes. This particular condo was on the market earlier this year and went under contract in March, but never closed. The HOA is also higher than the last propery as it is a 2 bedroom as opposed to the HOA associated with the 1 bedroom unit.

The price will drive some online clicks, but I’m not sure that they will equate to tons of showings. This property hasn’t seen too much updating over the years, which isn’t a total deterrent, but definitely will give pause to buyers who are already tight on the budget. The main living space upstairs likely has some wood floors underneath the carpet which is a bonus. The downstairs area has period specific tile floors, which being 9X9 are likely made of asbestos, which was common at that point. This isn’t a huge issue, unless you planned on pulling them up to do renovations, which would require some extra care and costs. This is going to be a tough sell for a buyer unfortunately as there is plenty of work to be done both cosmetically and functionally in this home.

The home has a small footprint with some decent features, but also some head scratcher features. The main living space is pretty nice and open to the kitchen space, and the ladder upstairs will definitely draw some attention. Upstairs (not shown in photos) is a red carpeted bonus space that I could see small kids loving, but wouldn’t be functional for most outside of a bean bag living lounge. The second bathroom in the home is also not shown, but is a very small airplane sized bathroom with a toilet and sink off of the primary bedroom space. Ultimately, there aren’t enough features of bonus at the price to make a buyer choose this as their first option in the current market.

This is a unit in a coop community which is a rare thing in Fort Collins. This means that the unit is more like a condo than a single family home, but with a tighter knit community feel. In years past, this would have flown off the shelf, but I don’t see as many buyers overall, and not as many buyers who would want this type of property at the price at this point.

This is looking like one of the better values in Old Town this month, with a solid home that backs to private open space with little or no work to be done to it. I think this is the type of home that may go under contract in the first couple of weeks, but even then, a buyer might be able to get the price down just a little bit more as we are nearing the end of summer when some of the market activity slows towards the end of summer and start of the school year.

The speed to offer on this one has me scratching my head as the last time it sold just over a year ago it took over 300 days for an offer. As far as I can tell, there haven’t been any upgrades to the home since it last sold, and it is listed $20K higher than the last go around. Again…sometimes I just can’t explain the market and decisions of some buyers.

This home has a nice blend of upgrades and characteristic charm. The wood floors definitely give a more solid feel to a home like this, and the neighborhood is actually a pretty cool little enclave of mid century homes on the edge of old town. If I had a budget up to $550K, I would have definitely chosen this one over the Cherry st. property despite it having 600 less SQFT.

First and foremost, this home is situated in a great neighborhood on Oak st, and it is pretty rare to find an all brick one story home in Fort Collins. Inside, there are some great character features, and some projects that would really add some value to the home. In particular, the kitchen will need some upgrading, but at the price for the bedrooms, bathrooms, location, size, and style, I think this property is a decent value in the market.

A very charming home situated right next to a very similar property in a decent location. I can’t see too much wrong with the style, pricing, location except for the fact that you will get some residual road noise from Shields st as it is just a house away. There is easy access from this property across Shields via a stoplight to gain access to city park as well. When I first saw this one come on the market, I instantly thought it would be the one this month that moved fast based on its condition and pricing.

A fews years back I came up with the concept of the “house hot potato”. This is the good example of a house hot potato and a quick look into history will give some context. When this home last sold in 2018, it went under contract in the first day, as there was really no inventory to speak of in Old Town except for that inventory that came on each week. Now, 7 years later, this home will likely sit for a bit because of its location on busy Mulberry st and the amount of available options for buyers in the current market. I think the actual home itself is a great little place, and would have no issues selling if it were not on Mulberry st, even at a higher price. $650K seems fair for the size, style, and location, but even though it work on paper, I don’t think that price brings enough urgency to the market to offset a buyer taking on the road noise.

This is zoned and listed as a commerical property, but it was still listed in the MLS for sale. Designed by Montezuma Fuller, a renowned historical architect in Fort Collins history, this is the type of building that will have some rich history and would be almost impossible to modify based on its historical relevance. However, it has some pretty awesome classic woodwork and could make an awesome office for someone. I personally would love to have this place if not for a ton of fun projects to work on!

I’d have to think that the investor/builder is keen to get this one sold, so there would likely be some pretty great negotiating points that get a deal done on this place, but unfortunately it is in competition with a handful of other properties in a similar price range, but might not have the nicest of overall locations relative to those other available properties.

It’s funny how fickle the market can be with these types of things, but if there is anything that needs to be preached right now it is patience and pricing….or a mixture of both. Quite possibly one of the best and biggest lots in Old Town, this home sold back in 2023 for $2,1550,000. Since then, the new owners have put over $240K into renovations, with the biggest one being the newly imagined kitchen. Another feature that is nice in this home is the main level primary bedroom, and a separate studio space really adds a bonus for an in home office/business or for housing traveling guests. I love the backyard space as well and the amount of garage space available for both parking cars or for a nice workshop. I do think it will spend some time on the market before finding a buyer, but that is to be expected with most homes in this price range.
