August 26’ - Listing Spotlight
August of 2026 fell back into a more predictable pattern of homes listed with 13 total homes that came to the market this past month. Compare that to last August, when only 5 homes came on the market, and it looks like a huge upswing, where in reality, last year was just a slow month anomaly. What hasn’t changed, however, is the fact that only the most desirable homes listed are going under contract in short order. In particular, homes that have just the right amount of bedrooms/bathrooms (especially above grade) a decent yard with garage, and in a desirable location seem to be those that are moving quickly. This past month, 5 out of the 13 homes listed went under contract and sold, which is actually more than one would expect. This is partially due to those homes being the right mixture of those above described attributes, and most importantly, being priced according to what the market can handle, not just what is justifiable on paper. I might consider this on the very outskirts of Old Town, but as I have drawn the map over a decade ago, I’ll still count it as an option. This particular option, though, is in a small community of homes that might be a little rough around the edges. Realistically, I see this an an option for an investor more than a owner occupant.

$415,000 feels a bit speculative for this property, although I can see the justification on paper. There has been another condo on a similar floor that sold for $415,000 in the past 6 months, and I think that condo was in better overall condition and upgrades than this unit. Going down the list, the next highest closing for a similar size condo was $385,000, which feels like a better fit in pricing for me given the time of year and struggles that we’ve seen getting homes sold in the past 6 months.

Homes on Mulberry St. and Shields st are nearly always destined as rental homes due to road noise. With that in mind, this property may have hit the market at some unfortunate timing, as the ideal rental cycle would have renters in the property for the start of the CSU school year in mid August. The actual property looks to be of pretty good condition, although the yard could use a bit of love. This could be a budget option for a first time buyer looking for a nice Old Town property that could provide rental income into the future.

This is a very unique property in which a tri-level home has been split into three independent living units. My concern, as may be with many buyers, is whether or not this type of use is actually permissible by the city, and if not, whether the home is worth the value it is listed at. If this home were just listed as a trilevel of traditional note, I don’t see it being worth $580K (maybe closer to $500-$525K), so the sellers are really banking on a new buyer being savvy enough to run a non-traditional rental. I’d definitely take caution on this one unless you are a risk tolerant purchaser.

Stylistically, this home really has a lot going for it. It definitely has that charm that many are looking for in Old Town, and the agent did a great job with marketing and prepping the home to look good online. This really lives as a sub 900 sqft home that likely would start to feel too tight for any more than a single resident or couple. The downstairs is probably best used as storage space as the current small lot size doesn’t have room for an additional garage or storage. I really think that the lot size is the determining factor on the eventual sale of this property, and it is probably best suited as a rental because of the lot size.

I really love the look of the inside of this home with all of the original wood floors, tall ceilings, and trim work. It’s definitely a compact living space with that overall footprint, so similar to other homes on the market, its potential user is likely a single occupant or couple who aren’t planning on family life in the near future. The backyard shop/garage is a huge plus for this part of town, and the upstairs studio is definitely one that might attract some work at home buyers. It is likely stretching a bit on the price (probably due to the studio space) and I thin they will likely need an adjustment in order to get this one moving.

This was a fast moving property when it hit the market, likely due to a mixture of its charm, style, location, pricing, and the fact that it provides a bit more live-ability than the competition at the time. Many of the others homes listed at this point are small, compact homes that just don’t have the flexibility of space for anything more than a couple or a single occupant. This home, with 3 bedrooms, a bit more living and dining space, and a proper backyard and garage hits the trifecta of what helps sell homes in Old Town.

Mid price condo living has taken a hit these days on available buyers, and it seems that this property is yet another that should really attract a buyer, but is not moving super quickly. This home spent some time on the market over the past couple of years, always in the $800’s. This year, it is being listed in the upper $700’s, and I still don’t think the pricing is aggressive enough to attract a buyer, despite the luxury quality of finishes within the home. I’d surmise that if this one was listed below $750K, it might have better luck in getting a buyer this year.

Last time this property sold in 2023, it was listed at $795K and sold in the $730K range. We have seen a bit of appreciation over the past 3 years, and I don’t know that this one will attract enough interest at $795k. Similar to the condo on Meldrum, I see price being the biggest issue for a buyer, who just may not be attracted to spend the funds close to $800K for a condo with an HOA, and may hold out for other available single family homes in a similar price range.

I had an opportunity to walk this home nearly a decade ago when it was selling in the mid $500’s. At that point, I thought it was a very attractive home that had a lot going for it, including a decent layout, good charm, a nice backyard and garage, and a killer location on Mountain Ave. When I saw this listed at $835K, I immediately thought it was priced to sell, and I wouldn’t be surprised if it does sell a good chunk higher than where it was listed. This is the listing of the month in my opinion.

Homes on Jackson st will always attract buyers. I once said that they homes are akin to “lakefront” homes in Old Town, as there are only so many of them that face City Park just across the street. This particular home has tons of charm in the living spaces, and while the kitchen is a bit dated, the location and main level living will always attract a buyer that makes for a quick sale. I’m actually surprised that it didn’t sell for a bit more than where it was listed.
