July 26’ - Listing Spotlight

Every time I write up a synopsis for the month, I look to see what I wrote for the same month the year prior. As I read through last years July overview, I honestly felt like it could be copied and pasted this year with minimal changes. Similar to last year, there were a decent amount of homes listed in the month of July, with a total of 18 new listings coming to the market this month compared to 21 that came on in July of 2025. While this is slightly down, it is not enough to draw any inferences of major changes in the market.

What is more interesting to me is how many of the properties listed in July are still available, with 13 of 19 listings still active and available. This years market has been tough and trying for both buyers and sellers alike, and many of those available listings are still great properties, just looking for the right buyer. Unfortunately, it seems that buyers are looking for “just the right” property as well. I’ve recently described the buyer/seller dynamic in the market as the goldilocks market, where buyers are looking for just the right bowl of porridge, but are reluctant to put the bowl in the fridge if its too hot, or in the microwave if its too cold. They need the home to be “just right” without doing anything….and when things come up on inspections or appraisals, they feel like someone has slapped the bowl out of their hands and onto the floor. In a market like this, patience and understanding is key as a seller, along with a willingness to not just get under contract, but to nurse the deal all the way to closing. Be prepared to make concessions, repairs, and generally appease a buyer all the way to closing, as the alternative is going back to market and likely being ignored for those “fresher bowls of porridge”

    It is not often that you see “wholesale” pricing in the market, but in this circumstance it was warranted and worked as expected. This home is in need of quite a bit of work, but at the $400K price, there is plenty of room to add money to the home and still recoup it in the after repair value. Smart pricing on this one made sure that it went under contract quickly.

    General location near the tracks will always be a deterrent in this building for any of the units. This particular unit looks like it is nice and open with decent natural lighting. Condo sales are becoming more of a patience game across the board, and I’d expect that this one may take a bit of time to go under contract.

    This property may be an “in-betweener” in the market. I don’t see it as a totally move-in ready home for a first time buyer or downsizing buyer, and it also doesn’t quite have it all together to make it a done deal rental. The listing agent is noting that it could be turned into a short term rental, which could be a good use, but still would require some risk to be undertaken by a buyer to make this a reality. I suspect that this will eventually sell, but a bit less than where it is currently listed at.

Another Penny Flat condo listed about $20K higher than the other on the market. This one has a bit more SQFT and is on the 3rd level. The fact that 2 condos are listed here at the same time in generally the same price will mean more competition to see which one stands out above the other. At the time of writing, this one have been on the market for less than a week, but given the interest rate market and new standards on condo lending, I doubt we will see this one go under contract right away.

This is a really nice home is a neighborhood that I think is great value for the area. Columbine ct (and Juniper Ct) are 2 sections of infill homes that are dominated by ranch style homes. Unlike the Hanna Farm neighborhood just to the north, these ranch homes provide a little more value for the money in their quality and condition. This particular home was priced smartly, and the only real deterrent from it not going even higher in price would be the conversion of the garage to living space. While having the extra sqft and an extra living space is nice, it won’t appeal to all buyers. Despite this fact, this home did receive multiple offers based on its condition, marketing, and pricing.

    There is a very modern vibe to condo’s in this building that feels more inline with big city loft style living. Not all buyers will want that style, but if you do, this complex is a good one to look out for. Condos in this area seem like the types that will attract lock and leave residents who only spend a portion of the year in the area and want minimal maintenance with all of the benefits of location. It also has 2 beds and baths, which is nice for a condo of this style as it provides flexibility of use. The HOA at $563/month does cut into some affordability for a borrower, so that, and long term car parking, might be the biggest deterrent in a place like this.

    This is an interesting remodel/addition on a slightly busier street (Cherry St). The quality and condition of the remodel and addition is nice, although maybe somewhat fragmented in flow. Being that it is on a slightly more travelled road, the lack of a garage will also be a deterrent to some, and with most of the lot being built out, it doesn’t provide as much opportunity to add one in the future. I don’t see the pricing being too far off, although I could see this one eventually selling in the $700’s

    This property attracted lots of interest right off the bat with 13 showings in the first 24 hours. There is a missing segment of Old Town inventory in the $700-$900K price range and this one, paired with its open layout, great location, and garage/yard made for a quick set of offers.

I toured this property last time it was on the market and at that time, thought it would struggle to sell based on the lack of garage and privacy. I still think it is a tougher sell because it doesn’t have either of those two items, even though it is on the ever popular Mountain Ave. Most of the yard is the front and side yard, which based on city code, won’t allow higher fences to be constructed to add privacy. The fact that the home is built on the back of the lot also makes for adding a garage a near impossibility, so storage will always be an issue in this home. Price wise, it is not far off for the neighborhood and street, and it will still likely take some time to sell and probably will sell in the mid to low $900’s

This is a very unique property within Old Town that looks pretty good on paper. There is some really nice character in the home, and the location is good overall, although not the best. I wonder if buyers are somewhat detracted by the layout of the home which seems to be somewhat fragmented without one main area to gather. This is the type of home that I could see being a “back-burner” property for buyers who like it, but are willing to make an offer until they see more homes. If this one ends up getting closer to the upper $900’s I bet it gets an offer.

This home received an extensive addition to the rear of the home a few years back, which added a really nice open kitchen with lots of natural light. The front portion of the house still has some historic charm, although the coloration and finishes are in much more of a modern taste. I was actually a bit surprised that this one was under contract as quick as it was based on the style of finishes in it. Either way, it will set a mark for Laporte Ave properties into the future that have a decent amount of SQFT and nicer finishes as it does seem like there has been a bit of a block for Laporte Ave homes to sell over a million in the recent past.

This home has been on an off the market a few times in the past 3-5 years at varying prices. Based on broker remarks the basement ceiling heights are quite low, making those bedrooms non-conforming and not quite a pleasant of a living experience. Additionally, the carriage house is allowed to be a short term rental, provided the main home is your primary residence. This is quite a nice feature in town as this adds some income potential. I think this home is getting where it needs to be on price to get a buyer, and I see this as one that may be worth checking out for buyers looking to get into the area.

I really like this home as an opportunity for a family looking to get into town with a backyard for entertaining/play for the kids and dog, as well as plenty of space for bedrooms and living. Built in 1989 and obviously updated since, this home provides some great Old Town opportunity as it reduces the risk of old plumbing, electrical, etc, but also has some charm and character that many want when living in Old Town. Its location on Mountain Ave will always help it stand out among the rest, and this one was under contract in quick fashion, which is quite impressive for the price it was at!
