June 25’ - Listing Spotlight

June was quite the standout month when it came to amount of homes listed, as 27 properties were officially listed in June of 2025. This is up 4 properties from last June, where 23 properties were listed. FUN FACT: of the 23 properties listed last June, only 10 of those sold, with 13 of the properties eventually being withdrawn and expired. So, despite traditional wisdom that says summer is a great time to sell a home, the actual data says you might have an uphill battle against you with more competition than other months.

Of course, everything should be taken with a grain of salt because the most attractive properties (both in condition, marketing, and price) still tend to fair well in this market. The other X factor is listing a home in a shortage of pricing inventory….IE when there hasn’t been good value in a price range for a while, and then a quality home is listed, it goes under contract quickly (See 126 N Mack and 1217 Sycamore for examples of this type of listing affect). As I’ve mentioned on past monthly blogs, the interest rate is making affordability tougher, so turnkey homes tend to get the most traction in the market. There is still a big gap in the $600-$900K range that is missing in our market, so that is the sweet spot on pricing if it makes sense for your home. Above $1.0 million is littered with great homes, but tons of competition as there are 20 homes active and available right now in that price segment. Looks like Goldilocks will have plenty to choose from in finding the “right bowl of porridge” in the current market!

    I haven’t only seen properties in this complex listed a handful of times over the years, so it is curious that 2 are on the market at the same time, let alone listed in the same month. This particular property has some nice finishes overall which is attractive. It is a middle unit, so you would have neighbors above and below, which isn’t ideal, but in the grand scheme of things, might be totally ok. Listed at $360K with a $270/month hoa, this is a decent an affordable option to live in the Old Town market.

    This property actually came on the market before the other unit in the same complex, so it was paving the way on pricing. So far, both units are still available, so the pricing may not quite be where it needs to be for this particular condo. This one also has some nice finishes, but is a garden level condo, which usually means a bit less light, but cooler temps in the summer at least. Another interesting fact on both of these properties is that for lending purposes, the complex is “non-warrantable” because of the ratio of owners to renters in the overall complex…..IE a majority of these are owned by landlords and rented out. This means that for financing, you would have to use banks that keep their loans in house (known as portfolio loans) which usually have higher interest rates as the bank is taking on more risk keeping it on their books.

This is a great neighborhood and the house definitely didn’t look like it was in a dire state of affairs.     Similar to the Oak st property, this home is being listed at a lower price in “as-is” condition. However, the marketing photos on this home make it difficult to see what the potential could be for the home. I think if I were listing this property, I would check to see if there are wood floors under carpeting, and if so, expose those right away. It might also make sense to hire someone to draft some potential mockups of what the house could be, and maybe even engage with a builder to co-market the property with options for a build.

This is probably one of the best remodels that I have seen in this building over the years, which is saying a lot as there have been quite a few on the market in the past. With a large remodel comes costs to be recouped, and I worry that it may become difficult to recoup the costs on this particular unit and building. If this were a higher floor, western exposed unit with views of the foothills, I think that might do it, but being a lower, 4th floor unit facing east might be the biggest factor (along with price and HOA) that keeps this from going under contract where it currently sits.

When I saw this property listed I instantly sent it to buyers who were looking in the area as the price and size is outstanding. I was very surprised that it didn’t go under contract in the first week as it can be difficult to find anything larger than a 3 bedroom in Fort Collins for this price, so to have this 5 bedroom house in that condition and location it really seems like a value with more that can be added through updates. I’m glad to see that someone took the opportunity, albeit a bit later than I would have expected.

    Houses on Shields almost always will have the highest and best use as a rental because of road noise, but this one might just be a great option for a buyer looking to “house-hack”….provided they don’t mind the noise. Because the basement has an “in-law” suite, I see an opportunity for a buyer to purchase and live upstairs, while renting the basement out long term to others to offset their mortgage, all while still providing a sense of privacy for each party.

    In an unusual change of circumstances, this property was under contract just 4 days after being put on the market, which is rare for the properties in this complex. I have no issues with the complex, in fact, I quite like the look and feel, but have always felt that they would make great short term rentals, but are not allowed for that use. I don’t see anything that seems extra special about this property, so it might just be the right place, at the right time, for the right buyer.

    Compared to the less expensive property on Collins Ct, this one was actually under contract in a quicker fashion. It looks to be in good condition, and one of those types of properties that have had some remodels/upgrades, but not the full suite of upgrades throughout. Being priced in the mid $500’s, it certainly provides some good opportunity for an entry level buyer (feels weird to write that about homes in the $500’s, but hey, its the truth!)

The pricing feels a bit high for the size and level of upgrade in this home, but I bet it is the size more than anything that is holding this one back. It looks like the major upgrades are the appliances, some lighting, and refinishing of the floors, which are all nice things to have done. If the kitchen were reworked as well, it doubt it would still be on the market at this price, but at the moment, I have a feeling it will do better as it gets closer to $550K.

Just around the corner from Tedmon, this home has the SQFT, but not the upgraded finishes that Tedmon has, and is also struggling to get an offer. the basement space on some of these ranch homes can make or break the deal, and sometimes can give a false sense of value when pricing because they make the price/sqft match for what has sold, but maybe not the actual condition that buyers are willing to take on at the moment? The second kitchen downstairs is a nice thing to have, but might confuse some buyers, while still providing opportunity for others.

Same complex as the other Mason Ct property that sold quickly, but with one extra bedroom and a higher (but not egregiously higher) price. Again, I don’t see anything wrong with this particular property, but price mixed with stairs has always been an issue for these properties as they seem really well suited for a retiring or part time resident, but maybe lacking the storage space, or too many stairs for those looking to reduce workload on the body.

The neighborhood is bang on for this property (Its on my morning walk with the dog most days) and the property does look to be well maintained. There was another 3 bedroom that sold down the street from here earlier in the year for just over $700K, so there is some justification for the price. The one odd thing that I see in this property is in the kitchen liveability. The kitchen sink peninsula is small and there is an awkward space between that and the pantry that just seems a bit like waste space in the kitchen. Unfortunately, remedying this would require a kitchen remodel, which can be pretty expensive and would likely not be recouped in the after repair valuation. Still, this property has some potential, and the lot is big, so it could be a good “stop-gap” property for someone who has longer plans to build on a larger lot?

One bedroom condos are just a tough sell in this market unfortunately. This property was on the market this spring for $770,000 and never quite had any luck at that pricing, and I worry that it will fall victim to a similar situation this year as we get into the heart of summer. My best guess is that this one will need to get into the $500’s before it starts to turn some heads in a serious manner.

The single bedroom aspect of this property is the hardest sell at the price. The building, condition of the property, marketing, and neighborhood are all great, so really it seems that just the pricing might be the issue. It last sold in 2016 for $425K, which seems much more manageable for the size and style. Not that I’m positing that it should be at that price, but unfortunately getting into the upper $600K range there is a lot of other options across the city that could work for a buyer for a bit more space.

One of my favorite blocks in all of Old Town, Bungalow Ct is a true gem of a street that just brings me back to simpler, quieter times. This block only has a handful of homes, all on smaller lots, and usually only a few bedrooms each. Because these are smaller, there really isn’t any chance to upsize these homes, so finding one that has been nicely updated is about as good as you will get. This property is nicely updated, and does have a decent sized yard for the neighborhood. The pricing works on paper, but unfortunately, I don’t think it works for the buying pool at this point, and I bet it sells closer to $650K or less down the road.

This home was just purchased last year for $702K, so this sale will be at a loss for the seller. Luckily, the home is in great condition and provides a good amount of space for the price in the neighborhood. With that in mind, this home was under contract quickly and will probably sell at its listed price here.

So this property came on the market after a few weeks of nothing at that price. The home itself is on a great block just a few doors down from Mountain, and its pricing, relative to the neighboring homes on the market priced in the millions, actually makes it a pretty good value for the market. Inside, everything is neat and tidy, despite the home being over 100 years old. This cleanliness, mixed with style, location, and price drove a quick offer on this home and I suspect it will close at its listed price.

A holdover from last October, this home has been on the market quite some time and seems to be chasing the market always a few steps behind. This one came on the market originally for $889,000 back in October, and has seen some price adjustments along the way prior to being relisted with the new price of $832,000 here this past month. The first price reduction they did was from $889K down to $837K, which is a pretty substantial drop, but still didn’t kick the cobwebs loose to get an offer. A smaller price reduction to $832K might mean they are tight on what they need to make, or just reluctant to go below the $800K mark, which unfortunately is where I think this may end up.

There is a lot to like about this property, but also a few quirks that the new owners would need to understand. First, the actual house, and location, are pretty great overall, especially for a family who wants to be in Old Town and have some space without paying over a million dollars. The basement of the property has a built in apartment, which has been rented long-term for $1250/month, which would be a great way to reduce mortgage costs. However, it would now need to be permitted through the city as and ADU, so there are some extra hoops to jump through there. Also, the lot shares an irrigation well with 2 neighboring lots on Laporte Ave, which is unique to the area. Apparently, that shared well existed from way back in the day when the land was a large farm, but has been grandfathered in. I don’t see any of these situations as deal breakers for a new potential purchaser, but it might hold back people from making an offer if they don’t have the willingness to learn a bit more about each of those situations.

Back in 2022, this property was listed at $999,000 and seemingly had multiple offers that drove the sale price up to $1,055,000. 3 years later, it was back on the market starting at $1,085,000 with some pretty quick price reductions to $1,060,000. This unit has the largest yard of any of these townhomes, which is a nice feature for the area. There is quite a bit of competition at this price range though, both in attached dwellings and single family homes, so it seems that the sellers will either need to remain patient to get an offer, or brace for some more price reductions to stand out in the pack of available homes.

It seems as though there have been more sales in this building in the past few years than I saw for 5-6 years prior, but that might just be an illusion. This particular unit did just sell about a year ago and is now back on the market. It is hard to speculate the reasoning behind a quick sale, but usually things of this manner are dictated by unforeseen life changes more than anything else. This home is priced a full $100K below where it sold last year, so there may be some upward value for a buyer in the market, although the property is tenant occupied through April of 2026…which means for the moment it would need to be purchased as an investment first and primary residence down the line.

This homes history on the market is somewhat interesting as it came on the market, went under contract very quickly, and then fell out of contract a few days later. Just a week later it was withdrawn from the market, which is definitely out of the ordinary. As a house goes, it has a great location, nice condition, and a tasteful mix of upgrades and original charm.

Great location on this expansive ranch home as it sits just across the street from City Park. There is also a 900 SQFT ADU on the back of the lot which certainly is baked into the pricing of this home. One thing that gets me, and maybe I am just being picky, is the fact that the main home seems to have luxury vinyl or laminate style floors, which at the price, I would expect a higher quality product. Maybe I am just being picky, but I could see myself not being the only person who thinks this way as they walk through a home at that price.

Being an end unit in a rowhome never hurts for resale and this property is a great example of that. These homes are very well designed and layed out, with quality finishes and nice lighting. Some buyers may have concerns over neighboring properties, but as a stand-alone housing project, this building is of high quality and unique for the area.

This is a top floor penthouse unit in this building and was sold just a year or so back for $1,950,000. Again, it is hard to gauge the circumstances of the quick resale, but now listed almost $200K less, this is either starting to look like a good bargain for a buyer, or just an unfortunate initial timing of purchase for the buyer a few years ago. The seller is in great hands with their agent, as Greg has become somewhat of an expert on this building and certainly knows his stuff.

The quality of these homes in Pateros creek is quite high, and this home certainly has some great qualities to it. The choice of finishes is high end and custom, although sometimes custom choices make for tougher resale. At its current price, if sold, it would set a record for price in the area, and it feels a bit speculative to me given what else has sold in the past few years….even the most custom of homes has been in a lower price bracket. This is one of the few homes in the community that backs towards the river and the open space between the river and the community, which makes for a more expansive and private outdoor living space. Certainly one to watch over the coming months.
