March 26’ - Listing Spotlight

March inventory doubled in 2026 from 2025 with 18 total homes being listed as compared to 9 in the previous year. As I write, the country is going through a bit of turmoil with a multi week war in Iran that has caused plenty of uncertainty in buyer sentiment and major swings in interest rates as well. That change in sentiment has put some extra headwinds on the demand that we normally see in the spring market, with buyers waiting things out to see if a bit of world and interest rate stability makes them feel more inclined to make a move. I do think that the market will continue to have a similar pattern to years past, and March into April/May tends to be some of the busier buying seasons. I would expect that as the coming months unfold that we will see more and more listings hit the market, providing more options for buyers and perhaps causing some price adjustments to many of the homes listed in March.     For a condo is in this building, this property really has some nice finishes, an open layout, and a good price. Add to the fact that it is higher up in the building providing some more expansive views, and it made for a quicker under contract than many in the building.

    A slightly higher price for this 2 bedroom condo, and I think there could be some justification for that price given the views to the west out of the 9th floor and the upgrades in the unit. I’ve always said that if I were ever buying one of these units, I would gravitate towards the top floor west facing units as there are very few places you can live in Fort Collins that provide unubstructed views of the mountains. We will see if this ends up moving quickly, although I still expect it would take 2-3 weeks to go under contract.

    This is a smaller house with only a bit more than 600 total livable SQFT, so certainly a lower price seems justified for it. The actual quality of home doesn’t seem to be too bad in photos, although a site visit may show some reasons why it hasn’t been snatched up yet. I think the longer it sits at this price, the more likely that online buyers will start to think there is something grossly wrong with it.

    I like the location of this property tucked away at the furthest North extent of Grant St which gives it great proximity to the poudre river trail and natural areas. While it is a total of 1100 sqft, only 700 of those SQFT are upstairs, and I’ve seen these basements with lower ceiling heights really loose the plot for buyers in the past. They feel great about what they see in terms of price, location, style, and while upstairs are really enjoying it, until they realize that a 1/3 of the liveable space is below grade with ceilings that they need to duck to feel comfortable. I bet this sits just a little while, but still sells in the low $500’s

    When this one came on the market I didn’t think that it showed as bad in regards to marketing or price, so I’m somewhat surprised to see that it is still available. This is the first home in the price category listed this month that provides a bit more elbow room in each room for a similar price to those listed in the $500’s. While some might give pause to living on Laporte Ave and the traffic associated, this home has great off street parking access in driveway, garage, and alley parking. I really don’t think much is wrong with this one, so could be a great opportunity for a buyer entering the market to get a good home at a good value price.

    This home sold back in 2024 and has received a pretty thorough interior and exterior refresh before being listed again. While the building envelop hasn’t changed much during that refresh, I really find myself wishing that there was an accessible floor plan to be able to see how it all fits together. It looks to me like this home probably lives more like a 1 bedroom home with a small flex office space via french doors at the front of the house, so it might not stack up in functionality for all buyers tastes. Competitively in the market, I like the finishes on this home, and find that the value is probably more in line in the $500’s given the fact that it really seems and lives closer to a 1.5 bedroom home.

    As the listing agent of this property, I can attest to the fact that there is lots of character and charm in the home, and that it will have some road noise and parking concerns for some buyers. These craftsman style homes are not super prevalent in Fort Collins, and their visually striking appearance tends to attract buyers. This property has quite a bit of SQFT overall, and most of the time would be spent in the main living space which has tons of light and character. The upstairs loft does provide some extra space and a potential primary living space, while its lack of a bathroom will always be limiting. The lower unit is actually quite nice and quiet and with a separate entrance from the alley, does provide a bit of quasi-duplex functionality with this property.

    Walking through this place before I found myself wondering what the history of this place is and how it came to be surrounded by a neighborhood of incongruous homes. Frankly, I don’t think the neighorhood is that bad, although homes around here can be hit or miss in their quality and upkeep. Clover is nicely remodeled, although I found that the layout doesn’t flow all that logically. I think the nicest factor of this home really is the yard and feeling of expanse behind it.

    I’ve definitely taken the dog past this home many a times and thought that it would be awesome to have that sunroom for plants and general relaxing. The home flow and liveability seems pretty well in line with a 2 bedroom place in Old Town, and I like the general location of this home as well. I do think that you can find a 2 bedroom 2 bathroom at a slightly cheaper price (see 912 Laporte Ave), so I’d assume that the sunroom may be the extra draw (at the expense of no garage) for a buyer on this home.

    This is another home listed this month with some true craftsman style character both inside and out. The spaces seem open and inviting with character being lent by original floors and wood styling, along with a characteristic craftsman style fireplace anchored between 2 windows. Along with the positives, there are some negative on this property, with the smaller lot not allowing a deep setback from Laporte Ave, and the building size taking up much of the lot, compressing the backyard space. Parking isn’t really an issue despite its location on Laporte Ave as there is plenty of parking on the sidestreet which makes up one of its sides, and a driveway and single car garage accessed at the back of the property. I always love seeing these homes come on the market and I think this is a nice one.

    I’ve watched the remodel take shape on this place over the past couple of years, so it is nice to see what the finished product on the inside looks like. This place does look very modern inside, which isn’t always the taste of every old town buyer, but certainly makes for easy living without issues of flow and fixes. The pop-up addition on this home may divide opinions in style, but does provide functionality with 2 extra bedrooms rounding this property out as a 4 bed 4 bathroom home. Those type of numbers are hard to find in Old Town under a million dollars these days, and this ones quickness in offer proves that there is a demand and lack of supply in the market for this type of property.

    Similar to 914 Cherry St, this property provided a housing solution that while not perfect, still meets the functional needs of buyers in the marketplace without totally breaking their budget. I toured this home last time it was listed, and it definitely is impressive, at the cost of a bit of smaller spaces in the outdoors. Some might not care as much as City Park is just a few blocks away, while other might still have issues with the general proximity of Shields St and the road noise that will still be present while outdoors.

    A year long listing history of this condo starting at $1,099,000 and ending $100K less has officially ended in early April. While it is the topmost floor of this building I feel that this location next to the tracks makes these properties incredibly difficult to sell even if they are dialed in.

    This is the second go around for this property as it was listed back in October of 2025 for $1,575,000 and withdrawn about a month later. I like the switchup of both the price and and timing for this property. It has a nice open layout that one would expect with a home built in the 90’s, although at the same time the finishes of the home don’t quite have that timeless feel that you may get with an older property. I could also see a few buyers having mixed feelings living across from the Grandview Cemetery for that price, but that would be specific to a smaller subset of potential buyers.

    This home was originally built in 1956 and added on in the mid 2000’s to really expand the living space. Tucked nearly at the end of Wood st, this home rivals in size to many of the newer builds that are being constructed in the area, including the nearby Pateros Creek community with homes in the millions. The access to the outdoors is pretty ideal with this home, and the backyard provides its own outdoor retreat that is amazing for hosting. The finishes in the home are nice, although might not be everyones taste. I do think that the pricing was probably a bit of a stretch on this one, where although it work on paper compared to others it size, it doesn’t quite work in actuality for the current buyer pool at this point in time.

    These Brownstones on Howes are a very unique product in Fort Collins and are well designed and thought out. I do feel like they are a nice luxury product that have continued to increase in value over the past 5-6 years. Most unique about these properties are the rooftop decks that are hard to come by in Fort Collins. There is also a pretty large monthly HOA fee of $400/month, which might not be as big of an issue for a buyer that is purchasing in the $1.5 million range, but certainly could be a deterrent for the buyer pool who may consider a standalone home instead.

    Rounding out the inventory for March is this luxury style condo that has never been listed before (kinda) that was originally on the market at the end of last year. It has custom finishes throughout, a great location on Mountain Ave, and a price tag that will narrow the buying pool down to dozens instead of hundreds. Add to it a hefty HOA fee over $1000/month, and this truly becomes a custom product that will only sell to a handful of buyers that have the finances as well as the tastes for this type of property.
