February 26’ - Listing Spotlight
Last February the supply really spiked with 17 homes hitting the market. For whatever reason, this year was nearly half of that amount of supply, which in all honesty, is probably a more sustainable number historically for February. What I did see this year was that a large portion of homes listed go under contract while still in the same month. Rates are just about the same this year as they were at the same time last year (they have been a wild ride of ups and downs based on the latest happenings in the world!) so really the market demand hasn’t changed much year over year. Supply in Old Town has been short over the past couple of months, so the homes being listed, especially the more affordable and smaller options, are getting offers relatively quickly, mostly due to lack of supply. As we enter the true spring market of March/April/May, I’d expect certain homes to stand out more while others labor on the market. Ultimately, the best fairing homes are the ones that are not too aspirational in price, with as much of a “move-in” factor as possible. This condo was listed last spring closer to $400k and eventually was pulled from the market after a few price adjustments. This year, it came on a bit earlier at a lower price, and was under contract in a little over 2 weeks. Part of the success may be in the price, but also in the lack of supply that we see in the early months of the year.

This property came on the market with no other real competition in its price point. I’ve been through this home in the past when it was on the market, and as a home on Shields st goes, it is quite a nice little place with a small backyard. The marketing and pricing for this one was spot on, and I am very surprised that the ongoing construction on Shields st didn’t cause any issues on this going under contract in short order.

This looks like a nice clean property with a good bedroom/bathroom count for the money. It is closer to Mulberry, which can cause a bit of road noise, but ultimately it went under contract in just a few days. I’ve found that many properties listed early season either go under contract within the week, or end up spending more time on the market with adjustments. Either you get it right the first time and catch the wave, or you sit on your board waiting for the next set to come through.

This is in interesting property and situation. I’ve been through this home before and it has been highly updated throughout the years, has a large lot, and a great garage, albeit in a slightly “different” neighborhood. It did attract some interest right away, and was under contract in just 2 days. However, it was withdrawn just six days later, so there is a chance that the inspection noted some issues that needs addressed before being relisted? That is a conjecture based on timing of withdrawal, so it will be interesting to see if this comes back on the market at a later date!

Don’t let the purple door fool you….this home has a masculine feel inside! This feels like the top price range for a property of this size/style and location, although it has been upgraded over the years. Having just one bedroom on the main floor is a bit odd for most homes of this age, although that was probably what gave way in order to have more living space without changing the entire building envelope. This one did spend a little more than 2 weeks on the market before getting an offer, so I would guess that it will likely close a bit less than where it was listed, maybe around $670K?

Listed last year just about $800K, this year it was listed under $800K and had some success on finding a buyer. This condo complex has seen quite a few comings and goings over the past couple of years, so it will be interesting to see how ownership fluctuates in the years to come and how that affects pricing into the future.

This is a relisted property from last year that didn’t quite stick at its original price. As I’ve written about before, there are some great benefits of this home, in particular a large lot size and potential for upgrades. However, being situation on Laporte and Sylvan, it will always have a bit of road noise affect, and there is quite a bit of upgrading to do at the price. I think the spring market will eventually be favorable to this home, although I bet it still sells under a million!

This is another property that was listed in late last year that is now retrying the spring market in hopes of a more robust buyer pool. Curiously, this one was listed at the end of last year at $1,525,000 with no luck, and now is listed $10K higher. I’m not sure if upgrades have been made since then, although I’d posit that it was likely just a speculative increase based on spring market vs winter market

This home spent 163 days on the market through a majority of last year, only to eventually be purchased off market. I suppose in a price range like this, there really are just a handful of buyers out there, and perhaps those buyers just weren’t in the market while it was listed. This will now show up as a comparable sale for other homeowners to use in their pricing strategies down the road.
