May 26’ - Listing Spotlight
I’ve always thought that May was a standout month for homeowners to list homes across the board. Spring is in full effect, the sun is out, and with that, buyers are out in full force. However, this past may was a total dud in regards to new listings hitting the market, with just 9 coming online in Old Town. To make matters even more dire (for the supply side of the equation), of those 9 listings, only a handful were single family homes of any note.
Where does that leave us in the Old Town market? Frankly, I see opportunity in this recent lack of listings as we’ve essentially had a market pause which has allowed inventory from months past to be absorbed. We are basically starting with another lull in inventory, while there are still buyers in the market. I see the next 2 months as great opportunities for homes coming to the market, especially single family homes with not much work to be done.

This is a top floor end unit on the building that has been nicely remodeled overall. Being that it is an end unit and on the upper floor, I’d expect that I might be able to be sold for a bit more than others in the complex.

This is an existing land listing that has been on the market before without any buyers. While there are building plans in place to suit the property, the overall size of the lot is what would give me concern as it is one of the smaller lots that I’ve seen available across all of town. Given that the lot itself is being listed for $350K, and the build on top of that would be another $400-$500K, I don’t know that this is going to be a hot ticket item for people looking to build a custom home for themselves in Old Town.

These condos only come on the market once in a while, and I do like the overall “earthy” feel to the finishes of both the exterior and interior. They offer quite a bit of overall space in a downtown location, although without much outdoor space to speak of.

I’ve never been a fan of this building’s location next to the tracks, and I think that in general, units in this condo struggle to sell in a timely manner due to that fact. This one is also a 1 bedroom (with flex space) which makes it harder to sell as well without the dedicated second bedroom.

This property has had a recent refresh in carpeting, paint, and kitchen. It also has a nice, large backyard, although the yard will need some love. It offered decent value for price/size, and location and was under contract in the first week.

The pricing of this home is relying heavily on its proximity to an open field behind it. While nice to have that view from the backyard, the home itself looks like it could use some real updating throughout all levels. I’d imagine that this home will take some time to get an offer, and likely will end up selling under $550K.

This is a very cool looking duplex with some actual style and substance in a great location. It was under contract in quick fashion and provided great value for the price. It could equally be used as someone primary residence with a rental to offset mortgage, or just as a traditional income bearing duplex.

Its wild to me what a scarcity of options can do for a listing. This property was on the market for nearly 170 days in 2025 at just about the same price, with no eventual purchaser. It is in really condition overall, and it felt a tad bit overpriced to me last year. This year, it came on the market $5K below where it was listed previously, and was under contract in just 2 days. I’d suspect that the lack of available inventory when this one was listed helped move it along in a quicker fashion.

It’s not too often that a 4-plex comes available in Old Town, so this is a bit of a rare offering. The numbers generally seem to work on this property, although it is hard to ascertain from the photos what the true condition of the building is.
