June 26’ - Listing Spotlight
June definitely felt slower in listing activity from years past, and the number would support this sentiment. This month, only 14 homes came on the market compared to standout years in the 24-27 home range in 25/26’. Despite less options coming on the market, only a few homes actually went under contract this past month, which is likely subject to buyers waiting for the “perfect” option to come along. I can’t say that too many homes that were listed this last month fit that perfect moniker, with most of the homes listed falling into the “acceptable” category, provided the price is right. That leads to the last thought of this month, which is price. Now, more than ever, it seems that price is a key determiner in whether or home goes under contract or not. I’ve mentioned the concept of urgency in the market in months/years past, and the homes that I see going under contract quickly create urgency through the proper mixture of preparation, marketing, and pricing.

Another uptown loft on the market following a few months with these being on the market. I can’t imagine that there is a huge buying pool for this particular complex, so I’d anticipate that this one may take more time to sell, not because pricing is completely off, but perhaps because the amount of available buyers has already been satisfied for the time being.

At 1372 SQFT, it seems like fitting 4 beds and 2 baths into this home will likely be at the sacrifice of overall liveable sqft in a kitchen and living room. I don’t think the pricing is far off for the neighborhood, and I do think that the liveability of this home is what will hold it back from going under contract. Also, the 4th bedroom is a converted garage space, so those buyers who “must have” a garage will likely pass this one up in their searches.

As far as condos in Old Town goes, I really like this complex overall, mostly for the feel and brightness of the units. They are getting to an age where their style might not appeal to all, as they are bright, but have overall warm wood tones throughout, which may not appeal to the new era of whites and brights in the real estate market. Condo’s in general are becoming harder to sell as the junction of HOA costs, insurance, and lending makes a single family or townhome purchase more palatable in the long run.

Location might be the best and worst part of this property. Richards is on the very West edge of Old Town, making it feel farther away from the downtown experience. On the flip side, Richards is also just a few blocks away from the west edge of City Park, and close by to newer hangouts like the Fox Den coffee and Stodgy brewing, so that could be an appeal for the right buyer. The house itself looks to be finished in a congruent style in vogue with the style of the day. Staging does this home lots of good as otherwise it might seem somewhat “ordinary”. I do think it might be stretching a bit on the price, as a buyer in that category of price could find something with much more space if they look in different neighborhoods.

Homes on buys roads like Shields, Mulberry, and Taft hill are taking a hit on the market this year. This property has had a few price adjustments, as well as some condition updates (new roof) in order to remarket itself for sale. Unfortunately, the first wave of serious potential buyers have already come and gone, and not it finds itself subject to a trickle of showings hoping to find the right buyer, who will likely still negotiate price lower. Either way, it does provide good value for investors, in particular those looking for a kid attending CSU who don’t need garages, large yards to maintain, but value proximity, and the potential for off-setting costs by renting out the basement at a premium.

This one has been on for quite a bit of time, and online looks quite appealing. The main level is nicely finished, although there is just the one bedroom on that level and a kitchen that is a bit tight. Downstairs the ceiling height is an issue for taller people, and the overall neighborhood can be hit or miss for vibes for potential buyers.

This is a good example of a home hitting the market that fills the gap of time when there is no competition. In Old Town, there doesn’t tend to be a plethora of this style (turn of century style cottage/bungalow) on the market at any given point in time. This particular home entered the market during that void, either by design or by luck, and ultimately with proper presentation and pricing, was under contract in short order.

I think this unit is going to be a hard sell in the market, especially hindered by the 1 bedroom and a large monthly HOA. It is most likely a good purchase for someone looking for a lock and leave option that provides good proximity to downtown, at the expense of no outdoor space and a lack of a second bedroom. While changing the price may move the needle on this property, I think there is generally a functional obsolescence around the 1 bedroom in the current market.

This one is doubly hard to sell. First, it is on a busy road in Mulberry st nearly on the corner of Shields, so it really won’t appeal to many occupied purchasers, but to investors only. Secondly, because it is tenant occupied, it makes it harder to show for potential purchase. It is obviously being marketed as an investor purchase, and in my experience, numbers and profit are the top characteristics of value for them, with condition and ease of maintenance a close second.

I’ve been surprised to see how many of the Myridium condos have come on the market since this building was finished in 2018, and generally they all seem to sell, given enough patience. The units themselves are alway in good condition and quality, so it really revolves around who the potential end purchaser is and what they value. If they are looking for quality build, proximity to downtown, and minimal maintenance, these are great. If they want a bit of outdoor space, dedicated garage parking, or storage for their extra things, these fall a bit short.

I first saw this one as I was walking the dog home, and could never find it online until a bit later, at which point it seemed to already be under contract. While there is still work to be done on the home, it has some great character, good size, and a price that put it into contention as a value option for an Old Town buyer.

Overall location and a bit of funky layout have been causing some issues on getting this one over the line. It provides so much great appeal for buyers in its backyard, overall sqft, and general proximity to the poudre river trail and downtown alike. The basement is a bit fragmented due to the addition done in 2018, and some buyers may find the earth tones on the interior a bit dark in the era of “light, bright, and white”. I think this home is getting closer in price to where it needs to be to really cross the value for location, and recent price adjustments have spurred a new amount of activity. Definitely one to watch moving into the second half of the year, happy to show it to anyone!
