November 25’ - Listing Spotlight

November is never a month packed full of new inventory, and this year just 5 homes were listed in the month of November. For context, last November had 7 homes listed, so that is slightly less, but not by much. There were a few homes listed that actually went under contract in just a few days, which feels somewhat abnormal given how the year has gone. I suspect that these quick moving homes have benefited from the decreasing supply that we see each year towards year end as longer lasting homes get gobbled up, and some sellers withdraw to test the spring market. This means that each new home on the market attracts the eyes of potential buyers…some of which who may have been watching the market for months waiting for just the right property to show up. I still don’t recommend November/December as a great time to list, but it can certainly be a great time to buy….especially if you know what you want as you likely don’t have as much buyer competition. For those looking to sell, now is the time to develop a plan for listing so that you can the early spring market and the demand that comes along with it!

    This is listed as a lot with some preliminary plans to build. I would worry most about the lot size (only 3,850) which will limit the size of improvement that can be built on site. The approved site plan that the agents have for marketing the home are probably the best use of the land, provided the numbers to build the proposed home are in line with budgets of buyers.

This technique can be used to capture a new pool of buyers, as real estate seems to cycle in 3 month periods. Ultimately, this is a nice unit, and may just take longer to find the perfect buyer for it.

    Located right across from City Park, this ranch style home was under contract really quick. The style of finishes is interesting…more of a SW vibe that doesn’t quite fit with the exterior stye of the home (in my opinion). Either way, the attractiveness of location, style of home, and price in the Old Town market really drove a quick contract on this home.

The pick of the litter from the homes listed this month, I’m not surprised to see this one go under contract quickly. It has charming style characteristic of the period in which it was built, but also with tasteful updates that should last the test of time. Layout wise, it has bedrooms on the main level, which is ideal for an aging buyer, but also works well for younger buyers in the market. The location on Mountain Ave is just about perfect. Not too far away from downtown, and also just blocks away from City Park. This will be a great house for the new owners!
