December 25’ - Listing Spotlight
I think that many, realtors and homeowners alike, tend to view December as a throw away month in the market. To be honest, I pretty much agree with this sentiment or I wouldn’t advise sellers to avoid listing in this month in favor of listing in January. Frankly, most people have their minds somewhere else in December, whether it be on enjoying the holidays, or preparing for travel, December almost always has the least amount of homes listed. What I do see, however, is that buyers that are in the market in December are likely in the “make something happen” mode. If you are a buyer, I can pretty much guarantee that you won’t compete with other buyers for a home that is still available in December. In regards to activity in Old Town this past month, there were only 3 homes listed, so it didn’t really provide all that much new to the market for the year. This looks like a nice remodeled home at a decent price for the area. The lack of garage may give some buyers a pause, and it looks like the landscaping could use some love, but it doesn’t look like a bad option for a buyer on a budget. I think this one is worth a look for someone who appreciates being on the north side of town without blowing their entire budget on a home.

A more unique listing, this is for the final estimated build for the project. Essentially, the seller is more interested in selling the lot (priced at $350K) with the plans as opposed to actually building out the pictured home. I wrote a bit about this property last month, and my perspective of the lot is that there is not much space to build anything but this pictured home.

This home has been on and off the market at varying prices over the past couple of years. The build itself is sublime, and the custom nature of this home both shines, but also probably detracts for some. The lot size of some of these home (this one included) leave a bit to be desired at the price, but the homes themselves are quite impressive. The community is also small, but cool and provides amazing access to the poudre river trail as well as to a private open space, community garden, and a short network of walking trails.
