January 26’ - Listing Spotlight

After a slower December to end 2025, I expected that the market would pick up a bit quicker in 2026. However, only 7 properties were listed in early January, and of those, just 2 have gone under contract. Compared to last year, the amount of homes listed is not very different (8 were listed in January of 2025), so I suppose I just hoped and expected that more would come along. Interestingly, there were only a few single family homes listed, with just one of those going under contract. I see an opportunity in the early spring market for sellers to take advantage of the seasonal lack of listings to potentially gain some traction on harder to sell homes on busy roads, or small sqft, provided that they keep their pricing expectations in check. We will see how the market pans out into February and the heavy spring months coming up.

    A rare find anywhere across Fort Collins is a housing unit with 3 beds, and 2 baths under $300K, let alone close to downtown. However, this looks to be an investor special as it was listed as an “as-is” purchase with the new owner needing to clear out the contents of the property. It did sell non-financed in just a short amount of time, and I don’t consider this “normal” housing stock options for a majority of the buying pool.

    Some of the finishes of this second floor condo give it a loft style vibe, and it does look like it is in relatively good condition. I personally would only go for one of these units if it were higher up in the building with views, and I might not be the only person with that same perspective as I tend to see the higher storied units sell quicker.

    My gut reaction on this home was that $550K is a pretty high price for the size and sqft of the home. This is situated on a nice block of Oak st, although this one is just a door down from Shields and likely gets a bit of the Shields road noise. Add to that, the fact that Oak St has been shut down for construction for the past 4 months, and I figured it would be even tougher for this one to get a contract. However, this one did get an offer in 11 days, and looks to be pretty well maintained on the interior, so it will be interesting to see at what price this closes out….I’m guessing closer to $535K.

This is a recently updated bilevel in a neighorhood that is seeing a few more of these types of homes being fixed up and resold. I’ve walked this home a couple of times, and the upstairs is really nicely done, albeit with only one bedroom that is smaller on the main level. Downstairs, however, is a much tougher sell as I suspect the ceiling heights are about 6’6” or maybe slightly higher. I’m 6 foot and felt like I had to crouch for fear of scraping my head (and in fact did on my way back up the stairs both times I showed the home). Unfortunately, I think that it may take some time and price adjustments to find the right buyer for this home.

This property spent some time on the market last spring and summer, originally searching for a $770K price, but never successfully getting in front of where the market says it should be. A single bedroom condo is always a bit tougher to sell as it just doesn’t suit as many potential buyers and end uses. In fact, the best end use for a property like this is a seasonal resident who wants a lock and leave situation, and even then, a single bedroom might feel a bit tight for their needs. I think the pricing at $600K is much more in line with what the market might bear for a property of this size and style.

This does look like a nice property with a decent amount of sqft and a good sized lot. In regards to neighborhood, it is just one of a few homes of this size, style, and age, and I wonder how much that is holding this property back. The price/sqft is actually pretty well justified as you look across the board of homes this size, and if this home were in a neighborhood further to the East or closer to city park, I bet it would be under contract at this point.
